On Thursday, November 19, 2009, at 6:00 p.m., at City Hall West, 300 LaPorte
Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will
conduct a public hearing to discuss a land use development proposal in your
neighborhood. The project is referred to as 1124 West Mulberry Street —
Addition of Two Permitted Uses, #34-09.
This is a request to add two permitted uses to the existing building at 1124 West
Mulberry Street. The two uses are office and bed and breakfast with six or fewer
beds. The site is a former residence/duplex, a former home occupation and is
currently the location of the State Farm Insurance Company — Daryl Alexander
Agency. The site is located at the northeast corner of West Mulberry Street and
Shields Street and zoned N-C-L, Neighborhood Conservation Low Density.
If approved by the Planning and Zoning Board, the two proposed uses, office and
bed and breakfast establishments with six or fewer beds would be allowed on the
subject property only and not on a district -wide basis.
Please note that a change has been made since the last notification that
advertised the neighborhood information meeting that was held back on October
12, 2009. The application has been modified such that the request for personal
and business service shops has been deleted.
The Planning and Zoning Board considers public input to be an important part of
the development review process. The list of affected property owners for this
public meeting is derived from official records of the Larimer County Assessor.
Because of the lag time between occupancy and record keeping, or because of
rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may
have the opportunity to attend.
