Save The Poudre Comments to Public During Pateros Creek Community Meeting
Save The Poudre has several serious concerns about the proposed development, now called "Pateros
Creek," for the former Bender Mobile Home Park.
1. Pateros Creek is requesting a "modification" to the zoning laws to allow more homes at a higher
density than the land use code allows. Save The Poudre opposes this modification. We need to
protect the sensitive ecological corridor of the Poudre River — high density development will create
even more negative impacts in the surrounding natural areas and river.
2. Pateros Creek filled in the floodplain on the property using standards that don't meet City code. As
such, this project may not protect homeowners or surrounding properties and natural areas as well as
the City code requires.
3. Pateros Creek may propose to build a "levee" structure along the river so that floodwaters don't
rush through the property. The need for the levee likely suggests that this project should not be built
here in the dangerous path of the river. In addition, we think the river should be allowed to move and
create new natural channels rather than be unnaturally restricted by hyper -engineering.
4. Pateros Creek proposes to encroach over and into the Poudre River landscape buffer zone, which
we also believe is a violation of the land use code, in addition to negatively impacting the sensitive
ecology and wildlife along the Poudre River corridor.
S. Pateros Creek may propose to drain unhealthy stormwater into the Poudre River, which may
negatively impact streamflows, water quality, and aquatic wildlife.
6. The "Ecological Characterization Study" that Pateros Creek created for this property is not
adequate. Much more needs to be done to protect the Poudre River's sensitive ecology and mitigate
the negative impacts of this development.
Save The Poudre encourages you to attend the public hearings about this project, the first of which is
on June 21'` at 6:00pm in City Council chambers.
