The issue of stormwater draining over more than 750 square feet across a driveway entrance can be resolved either by grading or a sidewalk chase. Please call me at 221-6501 if you have any questions. m-T Shep ra d; CurrenfPlanning- Please design the pedestrian connection that will connect the public sidewalk to the building entrance across the parking lot and parking lot drive aisle. Rob from the Wednesday, Feb. 3rd meeting understood what we are striving for. Also, please indicate where the extra 5 - 10 additional parking spaces will be located. Please call 221-6343 if you have any questions. These are the important issues. Most all others are minor and can be addressed post - hearing during Final Compliance. As mentioned at the meeting, any member of your team may feel free to send any of our Staff pdfs so we can discuss any concepts or ideas that are in progress. This is more efficient than waiting for a re -submittal. By focusing on these issues, there is a strong likelihood that we can schedule a public hearing for March 3rd or 4th or early in the week of March 8th. This is a summary of the comments that need to be addressed for public hearing. We sent this to Cary and Joe Rausch at Martin and Martin on Tuesday. In checking with Joe this morning, he tells me that Air Care has put the project on Hold. The only thing I would like to emphasize is that we can go to public hearing by just having these comments addressed. Please let me know if you have any questions. Thanks, Ted 970-221-6343 >>> Ted Shepard 2/9/2010 1:37 PM >>> Hello Cary, I have taken the liberty to provide a summary of the comments that you should focus on for purposes of being eligible for a public hearing. These are the highlights: rom-Carie Dann, Poudre Fire A`ut_rhorit—y Exact fire hydrant location is dependent on where their building sits and where the FDC (sprinkler connection) is located. I have little control over those two factors. They could decrease from three hydrants to two, and I gave them a very good idea of where the hydrants should be located. Regarding an Emergency Access Easement — its precise location is dependent on the building footprint. It's basically the loop around the building, and the drive at the "front" of the building. Please call me at 219-5337 if you have any questions. TFrom-Glen-Schlueter—Stormwater'Utility We need to clarify the water quality treatment design, it is pretty simple to accomplish and we have asked them to contact us. The water quality treatment comment was made at conceptual. The consultant at the Wed. meeting sounded like he understood and was familiar with what we were asking for. Included in the "easements" is an easement for the water quality pond(s) and as I mentioned in the meeting the easement is only intended as a safeguard that the pond(s) won't go away without us knowing about it.
