College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgo v. com/currentplanning March 15, 2010 On Monday, March 29, at 5:15 p.m., in the Venti conference room, second floor, 281 North College Avenue, Fort Collins, Colorado, the City of Fort Collins Current Planning Department will conduct a public hearing to consider development proposal in your neighborhood. The project is referred to as Air Care Colorado - Envirotest Systems, Project Development Plan, #2-10. This is a request to develop a vehicle emission testing facility on Lots 16 and a portion of Lot 15 of the Interchange Business Park. The facility would be one story in height, 16,683 square feet in size and consist of eight inspection bays and an office. There would be 37 parking spaces. The site is 3.15 acres in size and located at the southeast quadrant of 1-25 and the Southeast Frontage Road, south of the existing hotel. (Please see map on reverse.) Please note that on February 11, 2010, the request to replat Lots 15 and 16 of the Interchange Business Park was approved as part of Interchange Business Park, Second Filing. In addition to Air Care Colorado — Envirotest Systems, the State of Colorado would have staff on the site to assist in the administration of the vehicle emission testing program. The applicants are requesting a Modification of Standard to Section 3.5.3(B) of the City's Land Use Code in order to accommodate the proposed building orientation and connecting walkway to the Southeast Frontage Road. The list of affected property owners for this public meeting is derived from the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, some property owners may have been missed.
