Our last submittal had an incorrect pedestal size. Number 69: A stripping plan is being provided in our final civil set. Technical Services: Elevation Plan Number 59: The lines over text issues on the elevation plan A3.0 have been corrected. Site Plan Number 41: Text over -line conflicts have been revised. Storm -Water -Wastewater: Number 53: Drainage easements will be created over detention ponds and water quality systems. Easements will be created and conveyed by plat which is being processed separately. Number 71: No response required. Zoning: Please add the following General Notes: The notes requested have been added. Please let us know if you have any questions or need additional information. Water quality flows will be piped under the walk so no chase is required. Number 62: Type III barricades are provided at walk terminations at the property lines. Number 63: The sidewalk and CATV box will not conflict. The requirement of 2'-0" clearance between existing above grade utility cabinetry was waved during the meeting on 03/17/10. Number 64: Our civil plans will conform with Appendix E-4 requirements from LCUASS. We will meet with Andrew to confirm our final civil plans meet your needs. Number 65: Street cut notes related to the Southeast Frontage Road have been revised as requested. Number 66: No response needed. Forestry: Number 70 We have changed the deciduous tree species along the I-25 frontage to more drought tolerant varieties including Catalpa and Kentucky Coffee Tree. Light and Power: Number 1: We will provide Commercial Service information and will coordinate location of electric supply and name and address of billing customer upon review of the PDP. PFA Department: Number 26: Fire hydrant requirements are noted and are being addressed. Fire Hydrant clearance requirements have been addressed in landscape plans. Hydrant locations have been moved as shown on the site plan to address comments. Transportation Planning: Number 67: We have relocated the bicycle parking to the discussed location, adjacent to the east wall of the building, per the meeting of March 17, 2010. Engineering: Number 5: Acknowledged. We have worked with CDOT to address their concerns. Number 6: The requested Pedestrian Sidewalk Easement is shown and noted on the site plan. Please refer to the submitted site plan A1.0 dated 03/19/10. An easement for the detached sidewalk will be conveyed by plat Number 7: DCP application requirement will be completed after PDP review. We acknowledge requirements related to completion of a Development Agreement information sheet will be provided after PDP review. Number 8: All City notes numbers 26, 41, 47 and 48 are being incorporated into applicable utility and civil plan cover sheets. We are submitting full civil plans and reports for review after our PDP hearing. Number 9: Note civil plan comment above. Number 10: Drainage plans are being revised to include no more than 750 sq. ft. of area draining from the drive entrances to the ROW. To accomplish this, we are adding concrete drainage pans to convey water into the front storm water quality system. This will be demonstrated in our final civil plan submittal. Number 12: Final grading plans will show the entire width of the frontage road including drive entrances across the street. Number 13: Drive entrances will be built in accordance with Drawing 707. This detail is being included in the final utility plan sheets. Number 16: We have been working with CDOT and acknowledge the requirements to obtain necessary access permits upon approval of the PDP. Number 17: We are confirming signature block and plan approval requirements of Elco, Boxelder and CDOT. Number 60: Sidewalk easements are being shown on Utility Plans in our final civil drawings. College Avenue Fort Collins, CO 80522-0580 RE: Air Care Colorado PDP — Typel Letter of Re -submittal - Round 3 Dear Mr. Shepard; This letter summarizes our response to the staff comments received on the above referenced project dated March 19, 2010 and the verbal comments received at our March 17, 2010 Project Review Meeting. Based on comments received at the March 17`h Project Review meeting we have made the following changes or have the following response: • We are showing barricades at the end of the South East Frontage Road side -walk where it terminates at the property lines. • We have moved the bicycle parking rack adjacent to the front door and have adjusted landscaping accordingly. • We have added the electric pedestal and have added shrub screening of it as allowed by necessary clearances. • We have verified the size of existing CATV pedestals, and have confirmed there are no conflicts with planned improvements (sidewalks etc). A specific response to comments received in the March 19, 2010 Staff Project Review comment letter is summarized below:
