College Ave. PO Box 580 Fort Collins, CO 80522 970,221.6760 970.224.6134 - fax rcgov. com/currentptanning October 23, 2008 On Thursday, November 6, 2008 at 6:30 p.m., at the City of Fort Collins, 281 North College Avenue, Fort Collins, Colorado in Conference Room A, the City of Fort Collins Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The proposal is referred to as the Inverness Innovation Park Project Development Plan. This is a proposal for four 4-story buildings on land spanning both the north and south sides of East Vine Drive, between Jerome Street to the west and Redwood Street to the east (see map on reverse side). On the western end of the north parcel, a 30,000 square foot building is proposed for light industrial with flex space for multiple tenants. The Rocky Mountain Innovation Initiative (RM12) will also consolidate multiple sites from City -owned buildings to a single office and lab space building of approximately 30,000 square feet. The third and fourth buildings will be speculative office space totaling approximately 50,000 square feet. The properties are zoned CCN — Community Commercial North College District (north side of East Vine Drive) and CCR — Community Commercial River District (south side of East Vine Drive). All applicable standards within the Fort Collins Land Use Code will apply to this proposal. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to,attend. If you are unable to attend this meeting, written comments are welcome.
