• The project consists of four buildings.
• Office, manufacturing and warehouse uses. No residential or retail uses proposed.
• Total site is 7.58 Acres
• The north parcel consists of 5.21 acres
• The south parcel consists of 2.37 acres
• The north parcel is zoned CCN — Community Commercial North College District.
• The south parcel is zoned CCR — Community Commercial Poudre River District.
• Project complies with all zoning requirements.
• The north property is in the North College Urban Renewal Area.
• The south property is in the Downtown Development Authority.
• Parking is screened from the street by the buildings where possible.
• Truck loading and service vehicle needs are located at the back of the site
• The existing buildings on site are being leased out.
• All existing buildings will be demolished and removed prior to construction.
