After reviewing this particular request, a location, character and extent review will be necessary. As
discussed, we will place this review on the October 15, 2009 P&Z agenda. Please submit the following
information at your earliest convenience:
1. a more detailed description of the use: ie, frequency, hours, size of seminars, etc...
2. a site plan;
3. any proposed alterations (you had indicated the exterior would not be modified), so just a brief
overview of the interior modifications.
4. any other pertinent information regarding the use we may not have discussed
with
5. a neighborhood meeting is not required, but if you would like to have one, let us know and we can
generate the property owners list and attend the meeting.

Steve ,while Gary indicated this may not require approvals the old planning director in me thought it
might be good to double check with you.
Intent is to renovate first floor to use current the lounge and dining areas for seminars and social
gatherings. No use of the upper floors will be allowed until we determine what those uses may be in the
next year or two. Parking will be provided on adjacent CSU property and the expected social uses are
primarily expected on evenings and weekends.
Any additional information that you need?

Good morning Brian. I spoke with Gary Lopez in the City of Fort Collins Zoning office (416-2745)
concerning 1504 Remington. It is in a "Neighborhood Conservation Low Density District" and had a
special referendum back in the 20's or 30's to allow it to be a frat house. Normally, use as a conference
center would not be allowed. However, he stated that since the house was owned by the University, the
city had no jurisdiction over its use.

Steve,
You have the pictures and floor plans for the 1504 Remington House project. The information you
requested is as follows:
1.Type of Uses: Meetings of 8- 16 people once a week or more for retreats and seminars. Social
gatherings of 20 to 40 people for informal events, fund raising , alumni, and an occasional sit down
dinner. Overall the anticipated number of events is expected to be 70 per year , total 1-2 per week
average.
In addition it is expected that there will be several times a year a social gathering of 50-100 may occur
on the lawn. This is typically going to be on a weekend or evening. Parking will be provided on the UCA
site with University users encouraged to park on campus and use the tunnel through the gardens.
Food will be catered in so we do not anticipate adding any garbage containers on site.
This is not the kind if building we see getting heavy use. The upper floors will be shut off for now and I
anticipate that in five years you will see it converted to an Arts College Residence but that will take a
substantial investment. This is meant to be a low impact meeting place for administrators, faculty, and
alumni type uses.

3. No alterations of the interior of the building are planned. We will rebuild the wall between the kitchen
and public spaces , add a fire sprinkler system, and upgrade light fixtures, ceilings and flooring. The
exterior of the house will not be impacted but we will redo the landscape and hard surface areas around
the building as shown.
4.Our goal is to renovate the interior and grounds for primarily University events and meetings that are
low impact on the neighborhood.
5. I would appreciate receiving a list of names and addresses and, rather than a meeting, I would
propose to send an informational letter to the neighborhood and see if we get any reaction. We can
follow up with a meeting if needed. Does your staff know if there is an active neighborhood organization?
