If so, need elevation drawings of structure.

[5/7/10] The main pedestrian connection/sidewalk in the south portion of the site is mainly
at the west side of the lot. An additional connection should occur further east, near where
the existing sidewalk along the access road curves west. Need to label the name of the
access road on the various plans. Is it Fossil Blvd.?
Number: 9 Created: 5/7/2010
[5/7/10] It's advisable to remove a few of the southernmost parking spaces in the east
parking aisle in order to eliminate a possible vehicular conflict situation where cars wanting
to enter the lot have to wait while cars backing out of the subject parking spaces maneuver
out of the stall to exit. A situation where cars are having to wait will create a bottle neck, and
even delay arriving buses.
Be sure and return all of your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6750.

[5/18/10] The rainfall intensities used to calculate the quantity detention are not consistent
with the City of Fort Collin's current rainfall criteria. Please revise the intensities.
Number: 89 Created: 5/18/2010
(5/18/10] Due to the intensities being incorrect, the quantity detention required is more than
the required detention stated in the drainage report. The design did provide 1 foot of
freeboard with detention for the extra foot. This additional volume does make up for the
extra volume required. One foot of freeboard is not needed below the pond spillway. The
invert of the spillway can be set at 5008.1, which is the elevation where the volume equals
1.35 ac-ft. The 1-foot freeboard requirement is from the invert of the spillway to the top of
the berm and the lowest opening of any structures.

Species list:
Don't use:
Red Sunset Maple
Autumn Blaze Maple
Brandywine Crab
Newport Plum
Additional shade trees to use on this project:
Bur Oak
Chinkapin Oak
Hackberry
Catalpa
Skymaster English Oak
Additional ornamental trees to use on this project:
Canyon Maple
Adams Crabapple for Brandywine
Thunderchild Crabapple for Newport Plum
Hotwings Tatarian Maple for Tatarian Maple
Japanese Tree Lilac
The minimum species diversity of a maximum of 15% of any tree type needs to be applied
for this project.
Mitigation:
109 Mitigation trees have been identified. Note number 2 on sheet 1 of 2 states that only 64
trees are to be upsized for mitigation. Final plan needs to identify upsized trees.
Tree Spacing:
To get all the mitigation trees on this project and hopefully some of the trees that will be
transplanted, close spacing appears to be necessary. Applicant should try to provide for
these minimum spacing's between trees. To get all the mitigation trees on site that may not
be possible.
Shade trees 20 feet
Conifers 12-15 feet
Ornamental trees 12 feet
Plant Notes:
Plant note number 18 should delete the word street, which is the 11th word of the statement.
All of the 7 tree protection statements under 3.2.1 G should be placed in the plant notes.

[5/21/10] On the grading sheet, many spot elevations are needed. See the checklist
(Appendix E-4) item II.D. for what spot elevations are needed. Also, please make the
property lines much darker. The background line weight is also too light and will not scan
properly.
Number: 116 Created: 5/21/2010
[5/21/10] On most sheets the line weight needs some work. Please show whatever is
proposed as a dark line weight and what is existing as a lighter line weight that what is
proposed. The current existing conditions line weight is too light and will not meet the city's
scanning criteria. Also, please show property lines etc as the darker weight.

[5/21/10] The stormline that is shown proposed to drain into the Red Tail Development
needs more detail. Will the street need to be cut and patched? If so show the approx. limits
of the cut. Also there are no grading lines (existing or proposed) shown for most of the lines
path. Please show more detail about this connection and how exactly it will tie into what is
existing.

[5/21/10] On all sheets in the Utility set, please show where existing Fossil Blvd ends and if
any street cuts and/or patches are required for the new utilities.
Number: 121 Created: 5/21/2010
[5/21/10] Please add the following street cut note to the Utility and Grading sheets:

[5/21/10] Overall, the Utility plan set needs some work. Please take another look at the
Utility Plan checklist provided in Appendix E-4 of LCUASS to see what exactly is required.

review Section III. In the Utility Plan Checklist and provide all of the required information.
Number: 45 Created: 5/14/2010
[5/14/10] As discussed at Conceptual Review, this property is subject to the South College
Access plan which shows a access circulator through this site tying the existing public street
(Fossil Blvd) to the property to the North where the access circulator then returns to College
in the Ultimate Condition. This connection is not required to be a public street however the
development of this site can not preclude the connection from happening in the future.
Number: 84 Created: 5/18/2010
[5/18/10] On the Storm water plan please show the grading (existing and proposed), how
the stormline is tying into the existing, any off -site easements that are needed, as well as,
any street cuts/patches that are required. Currently, there is very little detail on the sheet.
Number: 86 Created: 5/18/2010
(5/18/10] All of the sheets in the Utility Plan could use more off -site context and background
information. It is very difficult to understand the surrounding conditions and how this design
will tie in.
Number: 100 Created: 5/19/2010
[5/19/10] The Access circulator through the site will need to be in an Access Easement.
Please show this and any other easements on site such as the Emergency Access
Easement on the Utility Sheet.
Number: 102 Created: 5/20/2010
[5/20/10] After a Transportation Coordination meeting on 5-20, several conclusions have
been made regarding the overall site layout and the location of the Access Circulator within
the site. Staff is Okay with the Access Circulator going through the site, provided that some
treatment of the through movement be done to show that it is a through movement and not
only a drive isle. Also, provide access point(s) to the property to the East so that in the future
when they develop they have access to the circulator. As the design is submitted with the
next round of review, staff will review and comment.
Number: 113 Created: 5/21 /2010
[5/21/10] Site details are needed for the utility plan set. Please see Appendix A in LCUASS
for all of the applicable details.
Number: 114 Created: 5/21 /2010
[5/21/10] For this site, would it be cleaner to do away with the general abbreviations sheet
and simply call out what is needed on each sheet? It is a fairly straight forward plan and
having to refer back to a master list that is much bigger than needed seems wasteful. Also,
there is plenty of room on each page for a small legend.

consensus that they prefer the parking lot and drive aisle that was originally submitted on

[5/14/10] All landscape islands shall have a canopy shade tree. Code requires 1 canopy
shade tree per 150 s.f. of interior parking lot landscaping. With the 10% requirement of
5,428 s.f. of interior landscaping the parking lot shall have a minimum of 36 shade trees.
(3.2. 1 (E)(5)(b))

[5/14/10] Canopy Shade trees need at least 80 s.f. of ground area per tree, please make
sure all landscape islands are at least 80 s.f.
Number: 53 Created: 5/14/2010
[5/14/10] Trees are required along parking lot walkways at 1 per 40'. (this applies along the
west side of the parking lot)
Number: 54 Created: 5/14/2010
[5/14/10] The LUC has many tree requirements, remember 1 tree can be counted for more
than just one standard, so though it may sound like you need apx 60 trees in the parking lot
alone, that is not necessarily true if you place trees in a way that they can meet more than
one standard. ** Where conflicts arise regarding tree placement and lighting we can make
exceptions.

[5114/10] Please add some landscaping around the trash enclosure. 3.2.1(E)(6)

[5/14/10] Check lights and placement of trees, many are too close.

[5/14/10] I'm concerned about the trees and plantings underneath the overhang. Tell me
more about this.
