We have included everything required in the submittal checklist, and please do not hesitate to contact me should any questions arise. A couple items to note is that we separated the Existing Conditions Plan and Tree Mitigation Plan out of the site plan for clarity, and the street cross section schematics are included on sheet C01 of the utility plans. Additionally, Angie will be emailing you the Modification of Standards and parking alternative compliance. There is one item not addressed in the conceptual review response letter that the design team and the city will need to work through together: maximum/minimum allowed parking for a transit center. The Land Use Code does not specifically address maximum/minimum parking for a transit center use. We believe by maximizing the STC parking lot size we are reducing the need for parking lots elsewhere in the city, thus accomplishing the city goals of reducing parking lot sizes and encouraging alternative vehicle transportation. If necessary we believe we can meet alternative compliance on this item.
