05/13/2013: Projects with three or more tenant units require the Unit Level Addressing form to be
completed and submitted to the GIS Department once plans have met final approval through Development
Review and are recorded with the City. This can occur anytime during construction, but before any utilities
are set within the structure to ensure the meter banks match the official addressing for the structure. The
Unit Level Addressing form can be obtained by contacting the GIS office at gis[7a gcgov.com or 970416-

05/28/2013: I'm unable to find previous resolution to this PDP comment. Please address or
refresh any past conversation on the issue.
10/04/2012: Plantings near the driveway seem acceptable except have concerns with one
tree, the Skyline Honeylocust. The following description From the US Forest Service Fact
Sheet ST-282 is of concern: "Trunk/bark/branches: droop as the tree grows, and will require
pruning for vehicular or pedestrian clearance beneath the canopy;". It looks close enough to
be a possible sight distance issue as well as possibly being a problem for the nearby
sidewalk. I'm unable to attain Tim Buchanan's or Ralph Zentz's input on the choice and location
at this time (both are out) but would like their input before finding comfort in the choice.
08/08/2012. Please provide names of plantings near the Linden access so we can verify plant
type will not cause sight distance issues on the sidewalk or on Linden St./2013:

necessarily seeing ,re easement from Ranch -Way needing to bu do easement dedicated to
the City, however we should review a draft of the easement language. At the staff review
meeting it was brought up that an easement was provided from Ranch -Way prior to hearing. I
was recalling that it was a letter of intent to grant an easement, but not an actual easement. I'm
unable to locate the document. Can a copy of the document be provided for verification if an
actual easement or intent to grant an easement was completed? NE Response: Rich Shannon provided
Marc Virata with a letter from Ranch -Way granting access for domestic water line construction and
this letter was accepted by Marc on Friday 617/13.

05/29/2013: The construction plans show the dedication of a drainage and access easement
dedicated along the eastern boundary of the site that incorporates the pedestrian path that
traverses the eastern boundary and connects to the path built on City property. The plat and
site plan has this area indicated as a drainage easement only and not also an access
easement. The status on whether this area should be in an access easement should be
confirmed and coordinated. It would seem to make sense that this area has the access
easement designation since it connects to a pedestrian path on City property. NE/BHA Response: Plat

receptacle, and bike racks are considered City/Transfort appurtenances, but will be installed
and maintained by the Developer. We may want to place language in the development
agreement for future reference on how the installation and ongoing maintenance of the
City/Transfort appurtenances will be that of the Developer. Final confirmation of this would be
from Emma. BHA- Per coordination with Bill Whirty, trash receptacle will be emptied by F.C. Parks
Department. Developer is aware that Transfort will not be maintaining the bench/bike racks at the
bus stop.

location, and spacing of the street cuts to Linden Street as a new street, is requiring that Linden

(where an easement for the encroachment is ongoing) to further out into the right-of-way.
Concerns weren't previously raised about the location of the grease trap since it would be
located where an easement is intended to be granted. The grease trap should be placed back
in its previous location under the patio. (Note that the "Garage Level" of the building floor plans
shows the grease trap within the patio area.) NE Response: Drawings have been revised to reflect the
location of the proposed grease interceptor being under the proposed front patio as desired by the
c ity.
