Department: Technical Services Issue Contact: Jeff County Topic: General Number: 72 Created: 2/23/2010 12/23/10] All site & landscape plans look good. No utility plans were routed. Number: 73 Created: 2/23/2010 [2/23/10] Please correct the typo in the legal description for the emergency access easement. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Landscape Plan Number: 56 Created: 12/22/2009 (2/23/10] Water/sewer services and fire line are NOT on the plan that was submitted. [12/22/09] Show water/sewer services on landscape plan and maintain landscape separation distances. Department: Stormwater-Water-Wastewater Issue Contact: Wes Lamarque Topic: Stormwater Number: 74 Created: 2/23/2010 [2/23/10] Please provide a detail for the water quality feature. The rain garden should have amended soil to function properly. Even though on -site WQ is not required, the rain garden needs to function properly and not be a nuisance. Number: 75 Created: 2/23/2010 [2/23/10] Please clarify how and where the rain garden will spill. A defined spillway should be designed to make sure no flows enter the property to the south. Number: 76 Created: 2/23/2010 [2/23/10] The contours along the western swale and within the rain garden are not consistent with the spot elevations. Please clarify. Number: 77 Created: 2/23/2010 [2/23/10] The swale along the western property line has proposed trees in the flowline and is at a .5% slope. Care needs to be taken to make sure the swale will still drain the low flows and still receive the benefits of the parking lot drainage watering the landscaping. Amending the soil may be required to accomplish this. Number: 78 Created: 2/23/2010 [2/23/10] The swale on the east side of the building is at a .5% slope. Pans are normally required for any slope below 2%. Number: 79 Created: 2/23/2010 [2/23/10] Please provide WQ calcs documenting how much area is being treated even though on -site WQ treatment is not required. Number: 80 Created: 2/23/2010 Page 3 [12/23/09] Is any special colored or textured concrete proposed for the section of concrete that is on the east side of the building that ties into the sidewalk? If so, some language may need to be included in the Development Agreement that identifies that neither the city nor utilities are responsible for replacing the "upgraded" concrete should it need to be removed and replaced. Number: 63 Created: 2/19/2010 [2/19/10] Included with my comments are the applications for both the Development Agreement as well as a Development Construction Permit. Once completed and returned to the Engineering department, I may begin both items. Number: 64 Created: 2/19/2010 [2/19/10] It appears as if the posts used with the proposed fence protrude over the property and ROW lines on the North, West, and South sides of the project. It may however just be the line weight used etc, however the fence structure is not allowed in either ROW or on the adjacent property owners without their permission. Department: Forestry Issue Contact: Tim Buchanan Topic: General Number: 83 Created: 2/24/2010 [2/24/10] In a recent site meeting with the applicant it was determined that they will not be able to retain a large Honeylocust on the west side of the existing building. Three additional upsized mitigation trees will be required for this tree. This is in addition to the 7 already shown on the plans. Department: Light & Power Issue Contact: Doug Martine Topic: Electric Number: 1 Created: 11 /11 /2009 [2/1/1 0] [11/11/09] Records indicate that the existing electric service to the building is 600 amps at 120/208 volt three phase. If this service needs to be increased, changed, and/or relocated, electric charges will apply. Please contact Light & Power at (970)221-6700 to coordinate power requirements. Department: PFA Issue Contact: Carie Dann Topic: Fire Number: 29 Created: 11 /24/2009 [2/24/10] Thank you for noting the Emergency Access Easement and including the legal description (Exhibit A), and for noting the Knox Boxes and remote FDC. I have no additional comments or concerns at this time. Thank you for your responses dated Nov. 4, 2009. Most fire -department -related issues have been resolved, due to our meetings and correspondence prior to now. The fire line requirement seems to have been resolved after involving Roger Buffington, as well. Also, a water -flow test showed that there is a fire hydrant within 300 feet that meets the minimum flow/residual pressure requirement of 1,500 gpm/20 psi. However, at some point in the future if the 4-inch water line is replaced, PFA would like the hydrant on this line (Meldrum and Olive streets) to be moved one block north, to Oak and Meldrum streets). This likely won't be an Otter Box issue at that point, so this is more of a written record on the part of PFA to request the hydrant location change.
