Description: Emergency Access Easement
A emergency access easement being a portion of Lot 3, Block 82, City of Fort Collins,
located in Southeast corner of Section 11, Township 7 North, Range 69 West of the 6`h
Principal Meridian, City of Fort Collins, County of Larimer, State of Colorado being
more particularly described as follows:
Considering the East line of said Lot 3 as bearing South 00°19'24" West and with all
bearings contained herein relative thereto:
Commencing at the Northeast corner of said Lot 3; thence, along said East line, South
00°19'24" West, 2.03 feet to the POINT OF BEGINNING; thence, continuing along
said East line, South 00°19'24" West, 18.00 feet; thence, departing said line, North
89°40'30" West, 135.49 feet; thence, along a curve concave to the southeast having a
central angle of 26°48'56" with a radius of 50.00 feet, an arc length of 23.40 feet and a
chord of which bears South 76°55'02" West, 23.19 feet; thence, along a curve concave to
the northwest having a central angle of 26°48'49" with a radius of 43.00 feet, an arc
length of 20.12 feet and a chord of which bears South 76°54'59" West, 19.94 feet;

thence, South 89°40'36" East, 147.44 feet to the POINT OF BEGINNING.
The above described emergency access easement contains 3,475 square feet more or less
and is subject to all easements and rights -of -way now on record or existing.
