Please access the facility (on the west side of North Lemay Avenue just south of East Vine Drive and the railroad tracks) from North Lemay Avenue. The entry into the building is on the south side of the building just west of the parking lot. The applicant, Vignette Studios, is proposing a single-family and multi -family residential development (with recreation center and future City park) to be known as Water's Edge on the remaining undeveloped portion of the Richard's Lake property located at the northwest corner of Turnberry Road (County Road 11) and Brightwater Drive. The proposal is for 394 dwelling units on 105 acres. A "Vicinity Map" generally identifying and locating the proposed project site is attached. The actual site layout will be presented at the neighborhood meeting. The property is in the LMN — Low Density Mixed -Use Neighborhood Zoning District in the City. The purpose of this meeting on September 291h is to give all participants the opportunity to ask questions of the applicant and express their concerns in an informal setting. No formal development review request has been made to the City at this time and no decisions will result from this meeting. Any development request, when made, will be reviewed against and must comply with the requirements and standards set forth in the City's Land Use Code. Representatives for the applicant / developer will be present to introduce their proposal. City representatives will be present to respond to questions about the proposed development, City policies and regulations, and to take notes of the meeting. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
