Erica,
Yesterday we met with Steve and Susan for final review of the plans.
They are fine with them, and have approved us to proceed to mylars. I
did leave some full size print sets and wanted to check with you to make
sure you are OK with everything. If you would like for me to meet with
you, I certainly can.

Steve, Susan and I met on Friday afternoon and I've had a chance to
look through the plans and review Dana's old comments. I do have a few
questions... this will look like a lot of writing, but I think all of these
can be cleared up pretty quickly!
1. I'm a little confused about the placement of the natural habitats
and features buffer zone and the LOD line. First, is there actually a
buffer zone line? It looks like an area is just labeled and I'm
assuming it extends to the lot line? But then how much of Tract G is
included in the buffer zone? The LOD is generally the property line,
and it looks like the buffer line is along the back of the lots
bordering Tract G, making the entire buffer zone on the property within
the LOD. This makes it difficult to figure out what parts of the buffer
zone will be left undisturbed and which will be disturbed. I see old
notes from Dana saying to relocate the buffer zone to the west edge of
the trail but it currently appears to extend to the lot boundaries. I'm
not sure what the previous discussion on this was, but how will areas of
the buffer zone that are not to be disturbed be designated as such?
2. Along the same lines, will you actually be re -seeding everything
lakeside of the 12' trail? Or is some of this to remain undisturbed?
In particular I'm wondering about the area within the "Edge of Wetlands
Stantec 2006" line (also shown on the grading plans as existing
wetland). This is currently shown as being seeded with a dryland seed
mix ... I'm guessing this is not actually the case, right?
3. More on landscape plans for the buffer zone: In the" Response to FDP
staff review comments dated June 21, 2007," response to Comment 120, you
said that a revegetation plan for the buffer zone (Tract G) had been
completed. Is there actually a written "plan" (e.g., something that we
can attach as an exhibit to the Development Agreement), or were you
referring to the general landscape plans for this area? There are a few
things that we will need to include:
a. Seed mixes, making sure that everything planted in
the buffer zone is native varieties. (notes from Dana saying this was
needed in his comments for staff meeting dated June 6, 2007)
b. Standards for successful establishment of
vegetation- this would include both establishment of the grasses based
on coverage and survivorship of the shrubs (if something has not already
been created we can put some standard language in the DA)

I too am a little confused about the placement of the buffer zone line. I am looking through older files to
see if I can find it. If not, we will have to establish it. I am fine with placing it at the edge of trail.
As for existing conditions, this entire area was overlot graded with Richard's Lake Filing One, stopping
at the edge of trail (which exists today as a two -track road). The edge of trail was what we originally
agreed with Doug, and the Dana would be edge of grading. One exception would be the existing
drainage easement into the lake that we will reuse, which is why the LOD extends into the lake at that
point. We also agreed to remove the Russian Olive and Tamarisk trees along the lake edge, even though
it is not all on our property.
I will adjust the seeding areas to remove them from the wetlands, and will add seeding mixes and specs.
I have those already.
