16. Comment: (Citizen) I (neighbor) see the school as an asset for the area and thinks it
will be good for future property sales in the neighborhood.
17. Comment: (Citizen) I (neighbor) see a real need for quality education and this
school seems to provide it.
18. Comment: (Citizen) We (neighbors) have described the school as a good thing for
the neighborhood and support its expansion and efforts to give Staff better benefits.
19. Question: (Citizen) Is the expansion plan part of the National Treehouse Montessori
Program?
Answer: (Applicant) No.
20.Question: (Citizen) Will the school get a discount on insurance for being part of the
Treehouse Montessori group?
Answer: (Applicant) We are currently not a part of a group that would get insurance
discounts because it is pretty pricy to be part of the group.

4. Question: (Citizen) What happens in the event of a snow storm?
Answer: (Applicant) The teachers may have to use street parking in rare instances,
but snow removal has not been a problem so far. We do have a person hired for
snow removal.
5. Question: (Citizen) Will Luanne continue to garden?
Answer: (Applicant) Yes.
6. Question: (Citizen) How many teachers are there currently?
Answer: (Applicant) There are 6 total, 2 are always on at once, in addition to the
Administrator. A few are college students that help out.
7. Question: (Citizen) Are there full and part time students?
Answer: (Applicant) We try to avoid having part-time students but occasionally it
does happen.
8. Question: (Citizen) When was the cap of 15 set?
Answer: (Applicant) The Planning and Zoning Board capped the attendance at 15
when this project was originally approved and required that we come to the Board
through a Major Amendment process if we ever wanted to expand beyond that.
9. Question: (Citizen) How many students were at the old Church location?
Answer: (Applicant) There were 18 students at one time but when we switched to
the "Treehouse" name we went down to 10.
10. Comment: (Citizen) Does the Administrator teach also?
Answer: (Applicant) Yes.
11.Question: (Citizen) Does the Directress teach too?
Answer: (Applicant) Yes.
12.Question: (Citizen) Do the teachers need to have Montessori Certification?
Answer: (Applicant) Yes, at least 1 per 10 students.
13. Question: (Citizen) What about the other teachers, are they all Montessori
Certified?
Answer: (Applicant) No some are considered "early childhood teachers" that do not
have the Montessori Certification.
14.Question: (Citizen) What is the curriculum like?
Answer: (Applicant) The morning schedule consists of the Montessori programming
in the morning and the afternoons are more relaxed. We are also planning to begin
a new outdoor educational program in the back yard this summer.
15. Comment: (Citizen) The Treehouse Montessori School has been a good neighbor
and I (neighbor) you can make it work.

The potential project is known as Treehouse Montessori School Major Amendment.
The proposal is to increase the current student limit of 15 to 25 students. The
Treehouse Montessori School, located at 2013 Valley Forge Ave, was originally
approved by the Planning and Zoning Board on July 19, 2007; in that approval, the
Board limited the enrollment to 15 students and required that if an increase be made in
the future, that it be brought to the Board as a Major Amendment to the original
Development Plan.
An increase to 25 students will require additional indoor floor space of 1,000 square feet
and a 2,500 square foot outdoor play area. The site accommodates the outdoor play
area requirement and the existing garage is planned to be renovated to meet the
additional indoor space needed. The potential applicants intend to obtain a parking
agreement with the Fort Collins Bible Church to meet their parking needs.
There were 155 notification letters sent to Affected Property Owners within 800 feet of
the property.
QUESTONS, CONCERNS, COMMENTS AND RESPONSES
1. Question: (Citizen) Do you use the basement?
Answer: (Applicant) The basement is currently used as an office, this area cannot
be inhabited by the children because it does not meet Poudre Fire Authority's
requirements.
2. Question: (Citizen) Would teachers park in the Bible Church parking lot? Where
would drop-off and pick-up occur?
Answer: (Applicant) Teachers would be asked to park in the church parking lot.
Drop-off and pick-up could either happen as it does currently, in front of the house,
or the teachers could meet the children in the grassy area between the church
parking lot and then site and walk them to and from the school.
3. Question: (Citizen) Would staffing need to be increased?
Answer: (Applicant/Staff) The standard is 1 teacher peer.10 students. The
intention is to expand to about 20, we are proposing 25 just as a buffer, if we go
beyond the 20 we will need a 3rd full time teacher or fill the need with part time staff.
