Rich(ftcelenergy.com Doug Martine, Light & Power: dmartineCalfc oq v.com We will be submitting prelim&final PDP for an apartment project at 218 W. Laurel Street on the 17th of July, assuming all goes well. Comments from the conceptual review stated that an 8' utility easement would be required on the alley side of the property -- or, it could be waived if utility providers don't need it. The project will consist of 6 rental apartment units -- a PDF site plan is attached for your review. The building lot is only 47' wide and building overhangs and roof overhangs will encroach into an 8' easement as designed. We would appreciate your consideration as to whether an easement abutting the alley for this project will actually be needed, or if it could be waived altogether. A compromise could be a 5' easement abutting the alley which would have less impact on the building site. Thank you for your consideration in this matter and Ilook forward to your responses. If you have any questions please do not hesitate to contact me. Laurel Street Apartments - Easement Waiver or Reduction Dana, With the following assumptions, Light & Power will not need an easement: The units will not use electric heat. No fire booster pump will be needed. There will not be an elevator. There will be electric development and system modification charges that will apply. I noticed that the subject of your email was "128 W. Laurel", but the body references 218 W. Laurel. I am assuming that the correct address is 218 W. Laurel.
