It appears that the developer is going to proceed with obtaining development approval prior to addressing the floodproofing issues, leaving them until the building permit process. Please contact Marsha Hilmes-Robinson; 970.224.6036, mhilmesrobinson@fcgov.com to set up a meeting fairly early in the process of preparing the floodproofing information to make sure the correct approach is being taken, proper materials are being specified, etc. 3. In order to meet Chapter 10 requirements, the retail space must be floodproofed. So, in addition to making the exterior walls of that space waterproof, all three doors must be floodproof doors, not merely flood resistant. The doors shown on the site plan should be labeled as being floodproof. City Code section 23-8 speaks to overhangs and encroachments, additionally please contact Rob Mosbey in Engineering for the process of encroachment easements and permits, 213-8537. 01102/2013: Sheet C300 - The balconies shown along Mason Street appear to be overhanging into the Right of Way on this sheet. Any balconies that are proposed to overhang into Right of Way will need to be approved by a separate revocable right of way permit and should be called out on the plans as such. This project requires the Unit Level Addressing form submitted to the GIS Department once plans have met final approval through Development Review and are recorded with the City. This can occur anytime during construction, but before any utilities are set within the structure to ensure the meter banks match the official addressing for the structure. Bike parking in the Right of Way will need to comply with City of Fort Collins Standards and will be subject to removal and replacement at City's discretion. Conversations should be had between applicant and planning to discuss if moving bicycle parking out of Right of Way will affect the validity of the site plan. The request mentioned pavers, it should be noted that concrete pavers with in the right of way will need to be constructed to full standards and cannot just be placed on the topsoil.
