Be sure to indicate the buffer line on the plat, and include a plat note as to what
uses are allowed inside the buffer area.
2. Please add the following note to the plat:
"Private Conditions, Covenants, and Restrictions (CC&R's), or any other private restrictive
covenant imposed on landowners. within the development, may not be created or enforced
-which has the effect of prohibiting or limiting the installation of xeriscape landscaping,
solar/photo-voltaic collectors (if mounted flush upon any established roof line), clothes lines
(if located in backyards), odor -controlled compost bins, or which has the effect of requiring
that a portion of any individual lot be planted in turf grass."
3. The potential location of the Spring Creek Trail connection needs to be coordinated
with Craig Foreman of the Parks Planning Department.
Comments from Historic Preservation:
1. The existing buildings are not registered as historic on the local, state or federal level.
If they are to be demolished, the buildings need to be documented prior to.demolition. For
further information, please contact Karen McWilliams, Advance Planning, 221-6376.

left turn lane on Drake for an access point open to the public. Even without public access a
left turn lane would be desirable for safety during left turn ingress by emergency vehicles.
