The proposal adds less than 1000 sq. ft. of impervious area. 2. The design of this site must conform to the drainage basin design of the Spring Creek Drainage Master Drainage Plan as well the City's Design Criteria and Construction standards. The minimal grading and impervious surface addition to the existing site will conform to the Spring Creek Drainage Master Plan. This will be shown on the construction documents. 3. The city wide development fee is $4,420/acre ($0.1015/sq.ft.) for new impervious area over 350 sq.ft. No fee is charged for existing impervious area. This fee is to be paid at the time the building permit is issued. This fee shall be paid when BP is issued. Water Wastewater Contact Info: Roger Buffington, 221-6854, rbuffington@fcgov.com 1. Existing mains: 8-inch water main in Raintree, 8-inch sanitary sewer in an easement extending from west with a manhole on the west side of the building. 2. A 6-inch fire line and a 2-inch domestic service extend north from Raintree to the area west of the building. 3. It appears that the proposed generator may be in conflict with the existing sanitary sewer. This portion of the project has been removed. 4. Have all underground utilities field located and shown accurately on the site plan. Keep all structures a minimum of 10 feet from the water and sewer lines. VZW shall comply with this requirement. A new transformer will need to be set for this project within 10 feet of a driveable surface and within an existing or new utility easement. The new transformer will be set adjacent to the existing transformer in the easement shown on the site plan. 2. You will need to complete a C-1 form and a one -line diagram. This will be shown on the construction documents. 3. Any system modifications will be the applicant's responsibility. VZW shall assume responsibility for any system modifications. Environmental Planning Contact Info: Dana Leavitt, 224-6143, dleavitt@fcgov.com 1. All existing trees on site must be protected during construction according to Section 3.2.1 of the Land Use Code. VZW shall comply with this requirement. 2. Show existing landscaping accurately including size and location. The existing and the proposed Landscape Plan is included on the Plan Sets. 3. The shelter addition will be visible from Rolland Moore park. A tree or two will be required to mitigate the view along the Senior Center's north boundary near the ditch. Please show the adjacent Rolland Moore parking lot and ditch in your site plan. Per the new Landscape Plan, trees have been added between the Park and the Shelter Addition. The adjacent parking lot and ditch has been added to the site plan. 3 0 a o Cover sheet: correct the vicinity map, use standard Fort Collins language on the signature block, add notary signature and stamp space and add a signature and date line for Director of Development Review Center and space for City stamp. Change the name of the project to "Verizon Wireless Telecommunication Facility at the Fort Collins Senior Center" here and on each page. o Page ZI: Clarify drawings with shading for flat roof sections as well as pitched. Show driveways and parking lot, show existing landscaping to scale. Clearly show what elements of the existing landscaping are proposed to be removed and which are proposed to be planted with the project. Mitigation will be required for any removal of significant landscaping. The requested revisions have been made to the drawings Z1 and Z2. o Page Z2: The proposed expansion of the trash enclosure does not look like it will work —there is not enough room remaining between it and the sidewalk for required landscape screening. Show existing trees to scale. This portion of the project has been removed. 9. Provide photo simulations of all three installations from significant viewpoints. . Submitted with initial package. 10. Since this proposal is a Type II (P&Z) use, a neighborhood meeting will be required. Please contact me to arrange this meeting, which can happen anytime from now, with 2 weeks plus one day minimum needed for scheduling and sending out notification. 14. If the shelter has any type of batteries in it, you will be required to have an automatic fire sprinkler head(s) in there, since the building has sprinklers. The construction documents will have the extension of the existing building sprinkler system into the addition shown on the drawings. 2. If the generator is located in the trash enclosure, there would be an increased risk of fire. Consider locating the generator elsewhere or designing the space to minimize the risk of fire. As presented, this project should add less than 1000 square feet of new impervious area. However, if there is an increase in imperviousness greater than 1000 square feet, a drainage and erosion control report and construction plans are required and must be prepared by a Professional Engineer registered in Colorado. A grading plan is required when there is between 1000 and 350 square feet of new imperviousness, but no drainage study is required. In this case, a drainage letter or a statement in the planning objectives documenting the total increase in impervious area is all that is needed instead of the normal drainage report. A grading plan isn't really needed either as long as there won't be a change in the drainage patterns. The property is within the City of Fort Collins and is zoned MMN—Medium-density Mixed -use Neighborhood District. There appears to be a sewer cleanout in the area proposed for the shelter. Please address any relocation or accommodation of this feature in your submittal. The sewer clean -out will be relocated. 8.
