This sewer terminates at a manhole in the parking/drive area. (This may not be a factor if the generator has been eliminated from the project.) If so, you will need to prepare a photometric lighting plan including cut sheets of the proposed fixtures. Fixtures must be full cut off, fully shielded and down directional. Lighting should be as minimal as possible at this site. Department: Current Planning Issue Contact: Dana Leavitt Topic: Site plan Number: 8 Created: 10/8/2008 [10/8/08] While the adjacent area has some definition, the park area of concern is the pedestrian bridge of the two canals. The extension of the building height is clearly visible from this area. Per Section 3.4.1(E) of the land use Code, any features or habitat within 500' of the property are to be considered and evaluated. Visual impact is one criterion to be addressed. Prepare photo simulations as viewed from the bridge showing: 1. Existing views 2. Proposed additions 3. Add proposed trees and shrubs to demonstrate that screening can be accomplished to minimize visual impacts. Call Dana Leavitt (970-224-6143) to set up a meeting to visit the site and identify the location for the photographs. Topic: Landscape Plan Number: 9 Created: 10/8/2008 [10/8/08] The plan shows a utility easement from the trash enclosure to the wireless shelter. This implies that some kind of utility line will be within the easement. The proposed line will severely impact al lot the existing shrubs along the existing walk and the roots of several trees. The location of the easement will have to be reconsidered due to the potential impacts to the existing vegetation. Identify any construction methods to be used in this area that will eliminate impacts to the vegetation. In particular, the japanese tree lilacs will not have enough height nor breadth to achieve the appropriate visual buffer. The existing plant symbols appear to have been taken from the original landscape plan for the senior center. Show all existing plant material at current size. Show proposed plant material at a mature size (10 years). Notes regarding trees and shrubs to remain do not reflect the impacts from the location of the proposed line at the Appleton connector to the wireless shelter. Drawing comments (repeated from conceptual review comment letter): +Cover sheet: correct the vicinity map, change the name of the project to "Fort Collins Senior Center Verizon Wireless Telecommunication Facility" here and on each page. +Page ZI: Clarify drawings with shading for flat roof sections as well as pitched. Show driveways and parking lot, show existing landscaping to scale. Clearly show what elements of the existing landscaping are proposed to be removed and which are proposed to be planted with the project. Mitigation will be required for any removal of significant landscaping. +Page Z2: Show existing trees to scale. +Provide photo simulations of all three installations from significant viewpoints.
