maintenance is required to ensure the 4-inch pipe does not become plugged and to ensure the
pond function properly. Verbiage will be added to the development agreement stating if the pipe
does not allow the water quality pond to function properly some time in the future, a solution will
need to be designed and constructed at the owners expense.

Poudre Fire Authority requires a key box ("Knox Box") to be mounted in approved location(s) on
every new building equipped with a required fire -sprinkler system or fire -alarm system.
PLEASE NOTE: If only one Knox Box is currently in place, an additional Knox Box must be
installed. Knox Boxes are available at cost from the PFA Fire Prevention Bureau.

Where adequate radio coverage cannot be established within a building, public -safety radio
amplification systems shall be installed in the following locations:
1. New buildings greater than 50,000 SF in size or addition(s) to an existing building that
cause the building to be greater than 50,000 SF. For the purpose of this section, fire walls shall
not be used to define separate buildings.
3. Existing buildings meeting the criteria of Items 1 and 2 of this section undergoing
alterations exceeding 50 percent of the aggregate area of the building.
Public -safety radio amplification systems shall be designed and installed in accordance with
criteria established by Poudre Fire Authority.

Amplification system will be provided and designed by specialty contractor design build system
per PFA requirements.

SPRINKLER REQUIREMENTS
This proposed building shall be fire sprinklered.
PLEASE NOTE: The building addition sprinkler system must be tied into the existing system, so
that there is only a single sprinkler system to monitor.
2006 International Fire Code Section 903
Storage in both the existing building and the addition will be high -pile storage. Commodities are
primarily Class A plastics in cardboard packaging on wood pallets. Per Table 2306.2 of the Fire
Code for type I -IV commodities high piled storage, area 20.0001-500,000 s.f.. automatic
sprinklers are required, and either smoke/heat vents or an ESFR sprinkler system is required
(footnote i gives the option for the ESFR system).
In the existing building. we will plan for the existing (conventional) sprinkler system to be
retained and possibly modified as required to meet the requirements for high -rack storage per
NFPA & Fire Code requirements. We will also add smoke/heat vents in the roof of the existing
building per Fire Code table 910.3. The exact modifications (if any) that will be required to the
sprinkler system will be determined by the Design -Build Sprinkler Subcontractor as part of their
design/engineering based on code requirements.
In the new addition. we will not use smoke/heat vents but we will install an ESFR type sprinkler
system.
We will modify the existing Fire Alarm system as necessary to monitor both sprinkler systems as
one.
Both new and existing sprinkler designs (entire building) will be submitted to PFA for review by
the Design -Build Sprinkler Subcontractor as a deferred submittal (it will not be submitted at the
time of the initial permit submittal).

requirements, including but not limited to, automatic fire sprinklers, rack spacing and alignment,

unobstructed at all times. A fire lane plan shall be submitted for approval prior to installation. In
addition to the design criteria already contained in relevant standards and policies, any new fire
lane must meet the following general requirements:
Be designed as a flat, hard, all-weather driving surface (asphalt or concrete) capable of
supporting fire apparatus weights. Compacted road base shall be used only for temporary fire
lanes or at construction sites.
Have appropriate maintenance agreements that are legally binding and enforceable.
Be designated on the plat as an Emergency Access Easement.
Maintain the required minimum width of 20 feet throughout the length of the fire lane (30
feet on at least one long side of the building when the structure is three or more stories in
height).
If the building is equipped throughout with an approved automatic fire -sprinkler system, the fire
code official is authorized to increase the dimension of 150 feet.

The fire lane, easement and maintenance agreement are provided as requested.

WATER SUPPLY
Fire hydrants must be the type approved by the water district having jurisdiction and the Fire
Department. Hydrant spacing and water flow must meet minimum requirements based on type
of occupancy. Minimum flow and spacing requirements include:
• Commercial and multi -family dwellings 1,500 gpm at 20 psi residual pressure, spaced not
further than 300 feet to the building, on 600-foot centers thereafter
These requirements may be modified if buildings are equipped with automatic fire sprinkler
systems.
PLEASE NOTE: Please ensure the existing hydrants shown are in their actual, physical
location.
2006 International Fire Code 508.1 and Appendix B
We believe the existinq fire service line is 8" (not 6" ). Northern's civil drawinas for the oriainal
bldg dated 02/27/02 show an 8" fire line. I have viewed the existing sprinkler installation and the
pipe penetrating the floor is 8". Interestingly, there is an 8x6 reducing elbow that is bolted
directly to the flange of the 8" service entry pipe lust above the slab. The pipe entering the
existing sprinkler valve is 6" and the existing fire riser is 6". Just to be absolutely certain, we will
note on the civil drawinas that the contractor shall pothole the existina fire line to confirm that it
We will have a flow test done shortly to confirm the actual water pressure.
We plan to feed both the new and existing sprinkler systems off the existing 8" fire line if
possible.
Based on an 8" line and the pressure at the time the original bldg. was built. it appears that a fire
Pump will not be necessary. but that will be confirmed by the Design -Build Sprinkler
Subcontractor after we have the flow test data.

Native plantings (with the exception of Austrian Pines. per neighborhood meeting and later staff

walks. However, looking at the existing conditions, it may be difficult to detach the walk in
certain locations due to utility conflicts. If the walk must be attached it should be at least 5' in
width. If detached, 4.5' is the minimum width needed to meet ADA standards.

6 Lanceleaf Cottonwood. Footnotes (easily missed) are indicated on the tree scientific name
and noted on the bottom of the plant list. These mitigation trees are 3 inch caliper.
Add this landscape note to the plan.
• The soil in all landscape areas, including parkways and medians, shall be thoroughly
loosened to a depth of not less than eight (8) inches and soil amendment shall be thoroughly
incorporated into the soil of all landscape areas to a depth of at least six (6) inches by tilling,
disking or other suitable method, at a rate of at least three (3) cubic yards of soil amendment
