On Thursday, October 30, 2008, at 3:30 p.m. (or as soon thereafter as
possible), in Conference Room `A' at 281 North College Avenue*, Fort Collins,
CO., the City of Fort Collins Hearing Officer will conduct an administrative
public hearing to consider a development proposal in your neighborhood. A
decision on the proposal will result from this public hearing.
This is a residential project known as the Eastgate 3rd Filing, Project
Development Plan - File #14-08. The request is to replat the property (Eastgate,
2nd Filing) located at 1120 Montgomery Street for the purpose of creating four (4)
individual lots, in place of one (1) existing lot, under the existing 4-plex residential
building on the westerly portion of the property. The lots will range in size from
2,560 square feet to 3,066 square feet. This request effectively changes each
dwelling unit from a condominium to a townhome and defines them as "single-
family attached dwellings" in the City's Land Use Code. There will not be any
physical changes to the site, building, or landscaping associated with this
request. The existing detention pond on the east end of the property will not
change.
This proposed project is located on the east side of Montgomery Street, between
Riverside Avenue and East Pitkin Street. The property is zoned LMN, Low
Density Mixed -Use neighborhood in the City of Fort Collins.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
