Parking for the home includes seven slots as well as the two car garage. It is our goal to
limit the impact of our project on the neighborhood with regard to spillover onto
neighboring streets. We have other parking options if the need for additional parking
space arises, utilizing a paved patio area to the north of the detached garage.
Inside, the first floor includes two potential office spaces (parlor and living room) and the
second floor spaces include 4 room and bath combinations for a total of 6 potential
offices. In total, there would be 1270 square feet that could be converted. The basement
and third floor are currently set up as furnished apartment rentals and would remain as is.
The apartment rentals benefit the neighbors in that the home will be occupied during the
evening and overnight as well as during the weekends, unlike some office buildings. The
main floor kitchen and back patio are perfect as a shared space for office tenants with
separate entrance/exits.
Envisioning professional offices such as psychotherapists, massage professionals or
attorneys as potential renters, the majority of traffic and activity would take place during
business hours. As a historic landmark, the exterior of the house would not be impacted.
Again, it is our intent and goal to maintain the Sheldon House as the wonderful historic
landmark that it is. With the exception of what will be done inside of the house (out of
the view of the neighbors and public), change will be minimal and will not impact the
character of our neighborhood.
Over the past 20 years, the Sheldon House has enjoyed a consistently positive reputation
as a Fort Collins small business without complaint. We continue to be dedicated to the
Fort Collins downtown community and neighborhood.

Sheldon House — 616 West Mulberry

Please accept this letter as our application for additional permitted uses for 616 W.
Mulberry Street.
In 1990, the house at 616 W. Mulberry was approved as a Planned Unit Development and
became the West Mulberry Inn under the ownership of the Martin family. It was later
renamed the Sheldon House Bed and Breakfast after its original owners, a banker and his
wife, Charles and Martha Sheldon. Built in 1904, the Sheldon House was lovingly cared
for by Charles and Martha as well as their only daughter, Olive, in later years. In order to
save this precious piece of history, in 1955, the house was moved from its original
location at 131 South Howes Street and situated on a full basement at 616 W. Mulberry
Street. The Sheldon House has enjoyed 20 years as a Bed and Breakfast in Fort Collins
and was designated as a Historic Landmark in 2004. We bought the Sheldon House B&B
in September of 2007 and have continued the tradition of hospitality into the home's 20d'
year.
In an attempt to maintain economic viability and preserve the historic character of this
charming home, we are proposing to convert the second floor rental bedrooms and the
first floor dining room and parlor to professional office space thus we are requesting the
addition of two additional uses - professional office and personal and business service
shops. It is our desire to limit retail sales to those incidental to the personal service shops.
We understand that this project is dependent on completion of the Major Amendment
Process as well as the dedication of Right of Way. As business owners, we are also taking
this process one step at a time. If granted the additional uses, we plan to proceed in two
phases. Phase one is to rent the main floor space called the parlor, and phase two will be
to convert the second floor. Market analysis and demand are an important part of our
process and we would not move forward without signed leases and commitments from
our tenants. As residents of Fort Collins for the past 25 years, and home owners in the
neighborhood (1115 W. Magnolia) , our goal is to continue as responsible, respectable
small business owners and neighbors in the heart of Fort Collins.
The Sheldon House is located in the N-C-M, Neighborhood Conservation Medium
Density zone district and is only one lot west of the Downtown — Canyon Avenue zone
district. The house fronts a very busy Mulberry Street and is a neighbor to Aggie Liquor
Store (one lot to the east). The home to the west is a triplex and the lot to the east houses
a large red barn and fenced area. An alley borders the east side of the property and was
paved as part of the original plan for the Bed and Breakfast. The alley leads to paved
parking and a detached two -car garage behind the Sheldon House.
