The project is referred to as Sheldon House Bed and Breakfast, Addition of a Permitted Use for Professional Office. As proposed, the project consists of converting existing bedrooms within the Sheldon House Bed and Breakfast from bedrooms to office. This would not be a total conversion of the house as there would remain a mix of both bedrooms and offices. The site contains seven parking spaces on the rear of the property with access gained by the alley. This bed and breakfast was originally approved as the Martin Bed and Breakfast Planned Unit Development (P.U.D.) in May of 1990. The site is zoned N-C-M, Neighborhood Conservation Medium Density. This zone normally does not allow Professional Office as a permitted use. The Zoning Code, however, allows for the Addition of a Permitted Use process for ultimate consideration by the City of Fort Collins Planning and Zoning Board. The purpose of the meeting is to allow the neighbors to comment on this proposal prior to the Planning and Zoning Board hearing. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor concerning this pending meeting so all neighbors may have the opportunity to attend. Sincerely: TAt'4474"4 Ted Shepard Chief Planner The City of Fort Collins will make reasonable accommodations for access to City services, programs, and activities and will make special communication arrangements for persons with disabilities.
