Our daily activity is primarily with UPS and Fed Ex. They normally conclude their daily operations between 5:30 and 6:00 p.m. Monday through Friday. There will not be any truck activity after those hours. Periodically, we will receive a semi trailer on an infrequent basis, and during normal business hours. 2. My second concern is the appearance of the east elevation of the new warehouse addition as it is perceived from our project. Is there any possible way this elevation could be softened? Could additional landscaping be added to mitigate the mass and scale? A. Yes, we can add some evergreen trees along our eastern property line to soften the view. We will work with our design team to select the proper species, perhaps Austrian Pine, and place in strategic locations to help mitigate the appearance of the east elevation. 3. Thank you very much. Please keep us apprised of your construction schedule so we can also pass this information along. is • E NEIGHBORHOOD MEETING SUMMARY PROJECT: Otter Box Warehouse Expansion — Addition of a Permitted Use and P.D.P. DATE: July 29, 2010 APPLICANT: Mr. and Mrs. Curt and Nancy Richardson, Otter Box, 1 Old Town Square, Fort Collins, CO 80524 CONSULTANTS: Linda Ripley, Ripley Design, Inc. Damon Holland, Ripley Design, Inc. Nick Haws, Northern Engineering Kevin Brazelton, Northern Engineering CITY PLANNER: Ted Shepard, Chief Planner, City of Fort Collins The meeting began with a description of the proposed project. This is a request to expand the existing facility by adding 50,385 square, feet. With the existing warehouse facility consisting of 31,194 square feet, the proposed addition would bring the total building up to 81,579 square feet. The primary purpose of the expansion is for storing product inventory in bulk and then shipping smaller units to customers. In addition, a new retail component of approximately 500 square feet will be added to the facility. An additional 29 parking spaces will be provided for customers and employees for a new total of 74 spaces. The original warehouse facility was approved by Larimer County in 2002. The Interchange Business Park was annexed into the City of Fort Collins in 2005. The site is zoned C, Commercial. This zone normally does not allow Light Industrial as a permitted use. The Zoning Code, however, allows for the Addition of a Permitted Use process for ultimate consideration by the City of Fort Collins Planning and Zoning Board. The purpose of the meeting is to allow any interested party to comment on this proposal prior to the Planning and Zoning Board hearing. Questions, Concerns, Comments I am the developer and owner/manager of the Sunflower Active Adult Community located to the east across Boxelder Creek. I have two concerns. First, what is the expected level of activity associated with the truck dock and loading zone? Will it be active over night?
