College Ave. PO Box 580 Fort Collins, CO 80522-0580 970.221.6750 970.224.6134 - fax fcgov.com/Currentp/anning August 19, 2010 On Wednesday, September 1, 2010, from 7:00 to 9:00 p.m., at the Palmer Flowers and Decorating Gallery, 3710 Mitchell Drive, Fort Collins, Colorado, the City of Fort Collins Current Planning Department will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as Ice Energy —120 Bockman Drive - Addition of a Permitted Use for Light Industrial and Amended P.U.D. As proposed, the project consists of converting the former Toys R Us retail store into a corporate office and research and development facility. The existing building was constructed in 1991, contains 45,500 square feet, and includes a loading dock on the east side along John F. Kennedy Parkway. The building's interior would be converted into two uses. Approximately, 19,000 square feet would be remodeled into offices and 26,500 square feet would be remodeled into space for research and development activities. A new entrance on the west side, and fagade improvements are planned as well as a reconfiguration of the parking lot. The number of employees working out this facility is estimated at 100. The site is 4.18 acres in size and zoned C, Commercial. This zone normally does not allow Light Industrial as a permitted use. The Zoning Code, however, allows for the Addition of a Permitted Use process for ultimate consideration by the City of Fort Collins Planning and Zoning Board. The purpose of the meeting is to allow any interested party to comment on this proposal prior to the Planning and Zoning Board hearing.
