On Thursday, September 16, 2010, at 6:00 p.m., at City Hall, 300 LaPorte
Avenue, Fort Collins, Colorado, the Fort Collins Planning and Zoning Board will
conduct a public hearing to discuss a land use development proposal in your
neighborhood. The project is referred to as Ice Energy - Addition of a
Permitted Use and Referral of a Minor Amendment #20-10.
This is a request to add Light Industrial as a permitted use on a specific site, and
a Referral of a Minor Amendment to the Toys R Us P.U.D. located at 120
Bockman Drive. The request consists of converting an existing 45,500 square
foot, vacant, retail building into an office, research and development laboratory
and assembly of prototype cooling equipment. The site is 4.18 acres in size and
zoned C, Commercial which already allows the office component as a permitted
use.
As proposed, there would be 19,000 square feet converted to office and 26,500
square feet converted to Light Industrial. A new, 630 square foot entry feature
and outdoor plaza would be added to the west facade and the parking lot would
be reconfigured to delete parking and add the plaza. New windows would be
placed on the west and south elevations. The original building was approved as
a P.U.D. in 1991 for a retail store.
If approved by the Planning and Zoning Board, the proposed use would be
allowed only for the proposed activities on the subject property and not on a zone
district -wide basis.
The Planning and Zoning Board considers public input to be an important part of
the development review process. The list of affected property owners for this
public meeting is derived from official records of the Larimer County Assessor.
