Barry,
An approved grading plan is also required before a building permit can be issued. It if is completed with the platting
process, the grading can be included on the Utility Plan for the water and sewer services and it will save you time and
effort in the building permit process. If done separately, please submit the grading plan directly to Stormwater at 700
Wood St. when you submit your building permit application at the building department.

Thank you for your inquiry (below) regarding the proposed 2 new single family dwellings to be built at 637
Cowan Street. To create 2 separate platted lots for each new house it is necessary for you to go through the
Project Development Plan with Subdivision Plat proces in the City of Fort Collins. Because the property is in
the NCM — Neighborhood Conservation, Medium Density District the request is subject to an Administrative
(Type 1) review, with a public hearing being held following development review. The decision maker will be a
Hearing Officer.
Attached are:
New Project Routine Sheet showing the number of Subdivision Plats (14 copies) and Utility Plans (14
copies) to submit.
Development Review Application showing fee to the Planning Department.
