l . Based on our discussions with the City, this process would require a PDP and
subdivision plat. Since no buildings are proposed, would this be a Type I or
Type II review process for the PDP?
2. A roundabout is proposed for the intersection of Technology Parkway and
Timberwood Drive. What special design/review requirements would be needed
for this feature?
3. Timing of right-of-way dedication vs. vacation. Should the plat be approved
with the new right-of-way dedication before the vacation can occur?
4. Will Public Access agreements and or easements be required for properties
using the private section of road from Old Timberwood to New Timberwood?

Proiect Description
The proposal includes the development and approval of the remaining road, utility
and storm drainage infrastructure design of the eastern half of the MAVD Harmony
Technology Park site. There is no specific building project proposed at this time. We
would like to complete the design and approval of these basic infrastructure
improvements so that the framework is in place to guide the design of future individual
sites within the Harmony Technology Park development.
An approved development plan and plat currently exists for this site with vesting still in
place. This previous plan developed by Hewlett-Packard accommodated a campus of
very large footprint office buildings. The market for the larger -sized office buildings
contemplated at the time of the design has shifted, so a revised conceptual master
plan has been developed incorporating a mix of smaller office, mixed use and
industrial uses. A pedestrian trail system is planned through the development and
would generally follow the alignment of the open space / storm drainage and
detention areas.
The most significant change from the existing approved plans and plat is the
realignment of Timberwood Drive between Lady Moon Drive and Technology
Parkway. This alignment creates a more direct route for Timberwood Drive through the
property avoiding the offset street configuration that was needed for the larger
footprint building campus previously considered. This new road alignment was
indicated on the revised ODP that was recently approved by the City. We intend to
plat the right-of-way for this new alignment and simultaneously vacate the old
Timberwood Drive right-of-way with this application.
Recently two other projects have been reviewed by the City of Fort Collins within the
Harmony Technology Park development. The Third Filing platted the southeast portion
of the property and included development plans for Lot 2, Custom Blending. The
Fourth Filing included plans for a four-story office building near the intersection of
Harmony Road and Technology Parkway. This infrastructure PDP conforms with both
of these development projects and bridges the gap creating a complete infrastructure
design for roads, utilities and drainage from Harmony Road to Rock Creek Drive
between Technology Parkway and Lady Moon Drive.
