Please see attached photographic study of before and after photographs showing the effect of
the Fort Collins Brewery project on area views. Location and direction of views are indicated on the
photographs.
ReviewStandards
1. Views -the building does not substantially alter the opportunity for desirable views
from public places, streets or parks. No views of significant local landmarks are
affected. The building reinforces the street edge and directs ones view down the
street towards the foothills (view corridor).
2. Light and Shadow. -the shadow study indicates that neighboring properties are not
affected by the building height of the Fort Collins Brewery mixed use building.
The distribution of natural light to adjacent properties is not affected since the
building has been sited such that a sufficient distance has been maintained
between building edge and property lines, most importantly at the north property
line.
3. Privacy -The project is not located in a residential neighborhood but steps have
been taken to include landscaping and screened `public' spaces that would
contribute in providing privacy not only for neighboring properties but future
tenants of the project.
4. Neighborhood scale -The project is consistent in scale with other buildings along
Lincoln Street and Lemay Street. Buildings along both Streets vary greatly in
terms of size and proportion but this project finds itself with -in those existing
`limits'. The building maintains relationships to human scale thru detailing. The
building scale is broken down thru use of material, window sizes, and levels of
detail to relate to human scale.
