1.0 Introduction
This transportation impact study addresses the Fort Collins Brewery Relocation Project.
The project is a development on the northwest comer of Lincoln Avenue and Lemay
Avenue in the northern portion of Fort Collins. The site is currently vacant.
The project will relocate and construct a new brewery operation and also add several
residential units and a small portion of specialty. The brewery will also house a small
restaurant. The project is scheduled to be constructed in one phase. The principal issue
with the project is the Adequate Public Facilities requirements at the intersection of
Vine/Lemay.
Figure 1 on the following page is a vicinity map displaying the location of the project.
2.0 Agency Discussions
Initial discussions with City staff indicated that an intermediate study traffic study as
described in Chapter 4 of the Larimer County Urban Area Streets Standards (LCUASS)
would be appropriate for this particular development.
1 Approved projects in the area that would affect the intersection capacity of Vine/Lemay
1 is the Eastwood development. This transportation impact study also included the
1 Capstone Student Housing project, Vine Drive Revitalization Project, and the Colorado
Iron and Metal project. Traffic projections used in previous intersection capacity
1 reservation requests are used in this study. Appendix A contains the form (Attachment
1 A), which outlines the agreed to scope of the study.
