Harmony Technology Park — 5th Filing Infrastructure PDP

MAVDevelopment is in the process of developing the 100-acre Harmony Technology
Park campus as an employment -based business park. The ODP for this area approved
in January of this year indicates a revised alignment for one of the public streets
through the east half of this property: Timberwood Drive. This alignment is more
contiguous connection than was previously proposed, but does not match the current
plats for the property.
As the overall property developer, MAVDevelopment would like to bring these road
design improvements to review by the city in advance of development of additional
lots within the HTP campus. This will allow the city staff to review changes to the
overall campus circulation, road design, utility layouts and storm drainage plans as a
whole rather than in pieces with individual parcels as they develop.
Once approved, the improvements are planned to be constructed in a single phase
either as a separate project in advance of future lot improvements, or concurrent with
the next property to be developed. Improvements include the area east of and
including Technology Parkway and Timberwood Drive from Technology Parkway to
Lady Moon Drive. A roundabout is proposed at the intersection of Technology
Parkway and Lady Moon Drive to facilitate traffic movement while providing a unique
campus landscape feature.
A revised plat is included to indicate the change in road alignment. No individual lots
are designated since the final configurations of these are not known. We understand
that once the PDP and plat are conditionally approved, a separate act of City Council
is required to vacate the previous alignment of Timberwood Drive.

• A master association for the entire Harmony Technology Park campus will
maintain public and shared open space areas.
