considered unsafe or any kind of a problem at all. I do not know
the utility line locations; they seem to be buried. I plan to make no
changes or improvements that would require digging.
This property is one block south of Mulberry. There is a church
around the corner and a business directly behind this property
across the alley to the north. There is a property that has been
divided into three residences on the corner of Matthews and Myrtle
that has been there for some time as student housing. There are
multiple unit dwellings one block to the west on the north side of
the street. There are many other multiple unit dwellings all around
this property in every direction.
I have spoken and come to know the neighbors. They are excited
that I won't be renting to students and do not have a problem with
a bed and breakfast here.
Other uses that I would like to be considered are a small tearoom
for private teas, occasional bridal brunches, or small intimate
catered receptions. Since the zoning is already designated for
places of assembly, I don't see that these would be any different
from the church around the corner having a reception in the
basement after a wedding. As a matter of fact, I think they might
be pleased to know that this property would be available for that
type of function so close by.
As a place of assembly, I could see this as venue for fundraisers
and other activities similar to notables offering their homes for
similar functions, but on a smaller scale. If at any time there were
complaints about any function that I have here, I would
immediately cease that type of function. I appreciate any input and
want to work with the city to make this a place Fort Collins would
like to see on its registry of historic places to visit. Thank you for

Conceptual Review Application
Bed and Breakfast
Location: 312 E. Myrtle
Description of Proposal
This century old home would be a wonderful location for a small
bed and breakfast facility. The inside architectural detail is great
and the furniture and appointments will be turn of the century. It
has three bedrooms upstairs with a large bathroom. It also has a
large room on the main level that would serve as a guestroom. It
could accommodate a family upstairs or possibly two couples per
night. The smaller bedroom could be set up as a nursery. There is
a large apartment in the back that would be the innkeeper's
quarters.
As a 63-year-old woman, I don't want anything that will require
me to be open daily or have to keep "shop" hours. I would
envision this as an overflow facility that I could network with other
B & B's or the Armstrong Hotel. I could also offer it to people
who need to stay here from out of town while visiting patients at
PVH at a reduced cost to a motel. I'm not trying to get rich, just
earn some additional retirement income.
The location would be walking distance to Old Town for out-of-
town guests and there is adequate off street parking accessible
from the alley. Two parking spaces are already graveled in with a
possible third. The long driveway into the home from the front
would also allow another parking space as well as two spaces
along the street in front of the home. Parking is just not a
problem.
The yard is beautifully landscaped with a small water feature
(fountain) in front. I would be willing to fill that in if it would be

Conceptual Review Application 6AU
General Information Cit of Fort Collins
All proposed development projects begin with Conceptual Review. Anyone with a development
idea can schedule a Conceptual Review meeting to get feedback on prospective development
ideas. At this stage, the development Idea does not need to be finalized or professionally
presented. However, a sketch plan and this application must be submitted to City staff prior to
the Conceptual Review meeting. The more information you are able to provide, the better
feedback you are likely to get from the meeting.
Conceptual Reviews are scheduled on three Mondays per month. One half-hour meeting is
allotted per applicant. Please call Current Planning at 416-2283 or 221-6750 to schedule a
Conceptual Review meeting. Conceptual Review is a free service. Applications and sketch
plans must be submitted to City staff no later than Spm on the Tuesday prior to the Monday
Conceptual Review meeting. Application materials can be dropped off in person to 281 N.

At Conceptual Review, you will meet with staff from a number of City departments, including
Current Planning, Light and Power, Natural Resources, Stormwater, Water/Wastewater, Zoning,
Transportation, Engineering and Poudre Fire Authority. Comments are offered by staff to assist
you in preparing the detailed components of the project application. There is no approval or
denial of development proposals associated with Conceptual Review. After the meeting, a City
planner will follow-up with the applicant in writing,/summarizing staffs comments.
