Myrtle Street, Fort Collins, Colorado Document prepared by: Carol Cowan Statement of Planning Objectives The above stated property was purchased as an investment via a 1031 exchange from a rental property. The owner will be the on -premises innkeeper/proprietor occupying the existing addition (1998) on the back of the house, the former "mother-in-law" apartment, which has a separate entrance. Proposed use will be a Bed and Breakfast. Occupancy will be limited to two rooms for rent and anticipated guests will be no more than two couples at a time or one family. Expected stays would be 1-2 days and will probably be mostly parents of CSU students or prospective buyers of real estate. I will accept children, but no pets. I will not be hiring any employees. Three ample off-street parking spaces (currently nonpervious) are provided: one that can be designated handicapped, one for the innkeeper, and one additional. No changes are anticipated to the existing structures (includes storage shed and vintage garage) at this time or in the future. No signage is planned.
