B: The Transportation Impact study will not be required — agreed. C: No dedication of street right-of-way is needed; no dedication of utility easements is needed. Agreed. D: On site parking area must be paved. There are three spaces already in concrete, which will accommodate one space per bed plus an innkeeper space at the back of the property. To cover this with paving would be unsightly and overkill. E: Larimer County Road Impact fee may apply. F: There will be no improvements to the public right-of-way. G: Any damaged curb, gutter and sidewalk will be repaired if necessary. H: If on -site detention and drainage study are required, I give up! I: No Development Agreement or Development Construction Permit will be required. J: The alley is currently paved and in decent condition. K: Construction drawings not needed; only a Site plan with landscaping should be submitted — done 08-20-08. L: Transportation Development Review Fees were paid 08-20-08. It is my understanding that a Final Compliance Plan submittal after the public hearing will require an additional $1060 fee. August 20, 2008 Development Review Committee City of Fort Collins Item: Comments of Meeting July 16, 2007 Zoning Department: A: Type 2 review and public hearing is noted. B: Bed & Breakfast is considered a commercial use — agreed. C: Other proposed uses not permitted — agreed. D: Parking requirements are noted. E: Neighborhood meeting was held with no opposition. F: Submittal of PDP and formal application with fees was done 8-20-08. Water/Wastewater: Roger Buffington had no comments. Light & Power: Alan Rutz had no comments if no changes to the existing electric service. No changes are planned anywhere on the property except those required by the city, if any. Stormwater Utility: It is my understanding that the change of use is allowed since the property is already a residential structure and no alterations are planned to the structures.
