Re: Settler's Creek —Minor plat revision, revised PDP/small project application

To Whom It May Concern:
A slight difference in application of mathematical rounding of the city's requirement for the
number handicap accessible garage units on the above -mentioned project has triggered need for a
minor plat revision. This rounding up rather than down, will require the addition of an additional
accessible garage which will be 5-feet longer than previously approved in order to meet the
requirements of ADA code. Because the building is slightly longer, the garages immediately adjacent
will need to shift easterly a few feet and the existing building envelopes need to be revised. The shift
also causes a need for slight adjustments to the curb and gutter layout, relative elevations, etc.
However, all such adjustments are limited to the five southerly garages and areas immediately
adjacent. Also, the clubhouse design team is requesting a slight modification to the pool deck layout.
All other improvements depicted on the plans are previously approved as currently shown.
Based on our discussions with Engineering, the city does not currently have a process under
which such a minor change can be approved other than the Project Development Plan process (PDP)
which has been previously executed for the project earlier this year. This process can take a long time
to complete thus, delaying completion of the project. The project and its owners are further burdened
by numerous and expensive project review fees, the cost of many plan copies, etc. that must be paid
for a second time. For these reasons, and due to the minor nature of the changes, JR Engineering
respectfully requests on behalf of the owners, that reviewing staff consider the nature of the changes
and help to expedite approval to the fullest extent practicable.
