Dear Mr. Hemmelgarn,
This letter is with regards to the Water's Edge at Richard's Lake, Project
Development Plan - #58-86J that recently went through the City of Fort
Collins, Colorado development review process. The development proposal is for
393 residential dwelling units (single-family detached, single-family attached,
and multi -family) and a community center on 108.45 acres located at the
northwest corner of Turnberry Road (formerly County Road 11) and
Brightwater Drive in northeast Fort Collins. The property is located in the LMN
- Low Density Mixed -Use Neighborhood and UE - Urban Estate Zoning Districts
in the City. The City of Fort Collins Planning and Zoning Board, as the decision
maker on the PDP, approved the Water's Edge at Richard's Lake, Project
Development Plan on January 18, 2007.

Joe,
The City of Fort Collins typically does not send,out a letter confirming the outcome of a Planning and
Zoning Board public hearing decision. However, upon request, we certainly will provide the
applicant/developer with such a letter. Attached is a letter confirming the Planning and Zoning Board's
approval of the Water's Edge at Richard's Lake, Project Development Plan - #58-86J on January 18,
2007. 1 will send you the hard -copy of the letter so that you have it on City of Fort Collins letterhead.
It has been a pleasure working with you on this project. It will be an outstanding residential development in
northeast Fort Collins and I thank you for your prompt positive response to concerns from both the
Planning and Zoning Board and the neighbors.

Is there any type of letter that confirms the outcome of the planning
commission hearing in regards to Water's Edge) If so, could you email
or fax (303-858-0277) me a copy. Also, I didn't get a chance after the
hearing to thank you for your assistance in processing our case..thank
you!
