Re: Letter of Understanding
Dear Jerry,
I wo,.rld like to take this ogtportt_nity to thank you and your neighbors for tal ing the time
to meet with us on the l 1 and the 19'kof this month io discuss our corn on boundary.
Please allow this letter to serve as a Letter of Understanding t>knveen Skyland
Meadows Developments Ltd (Skyland) and the Serramonte Highlands neighborhood
(5erramontej as it relates to the proposed Water's Edge. at Richard's Lake development.
In response to your requests at our meeting on the I'_"', Skyland eliminated three liotne-
sires on the Water's Edge northern border and turned them into open space "ftpgers`: or
greenbelts. Ln addition, SkYlani rotated the end two home -sites 90 degrees, to :::reate
additional visual open space an our nerthecn boundary adjacent to Serramonte. These
changes are depicted on the sketch plan attached to this levier (exntl on'_Ine Iarg('r version
provided to you on the 19e°}.
la addition, Skvland agrees to the following:
Create a berm approximately 45 feet ir width as measureJ l.iotn the sounl;ern eaga of
the ELCO Water llistrict easemenm. It is andtistood that t!7e. berm beighl rr tll range
up to eight feet in places, and will roll and undulate to appeui :lateral. Tile: berm will
be landscaped with native grasses and a mixture ofdec'duous and coniferous trees.
it's also understood that some "artistic" licens- will b: needed to create this bern)
and Skyland is willing to meet with affected So.-ranionte residents alter initial
placement of the din for the berm, and prinr to adding L rAl-nape. to "line rule" its
appearance.
• Install Lae berm znd the iandscaping in the iaiii i1 phase of the develo.Dm--nt at a rni:r.
when an irrigation line and water can be provided to the area fer the sustenance of the
landscaping. Once again, Skyland's goal is to create an appealing "neural looting"
visual barrier and will wont with the affected Serramonte residents at he time of tree
placement to achieve this goal.
• Restrict the building height on the 12 home -sites that ''back di-ectly onto t! ; ber-n ti
that of one story home, This restricticn will be noted on ti"Se fmai plat v,ith a lot
restriction and explanation (per City of Fort Collir.'s reaam_mer,dations).
