I would like to take this oRporlunity to thank you and your neighbors for taking the time to meet with us on the I 1 and the I9'h of this month to discuss our common boundary. Please allow this letter to serve as a Letter of Understanding between Skyiand Meadows Developments Ltd (Skyland) and the Serramorte I-Iikhlands neighborhood (Serramome) as it relates to the proposed Water's Fdge. at Richard's Lake dev_-.oprnent. In response to your requests at our meeting on the I V, Skyland e.'iminated three holne- sites on the Water's Edge nor beet border and tamed them into open space " frigers" or greenbelts. In addition, Skyland rotated the end two home -sites 90 degrees to create additional visual open space on our northern boundary adjacent to Serramonte. These changes are depicted on the sketch plan attached to this letter (Gnd on the- larder version provided to you on the 19`h). In addition. Skyland agrees to the following: + Create a berm approximately 45 feet in width as measured from the southern edge of the ELCO Grater District easement. it is understood that the berm height will range up t,; eight feet in 'places, and will roll and undulate to appear natural, The kern wil! be landscaped with native grasses and a mixture of deciduous and coniferous toes. it is-also.urderstood that some "artistic" license xmill be needed to create this berm and Skyland is willing to meet with affected Sen-amontz- residents after initial placement of the. dirt for the berm, and prior to adding landscape, to "fine tune" its appearance. o Install the berm and the landscaping in the initial phase of the development at a Lime when an iiTigation line and water can be provided to the area for the sustenance of the landscaping. Once again, Skyland's goal is to create an appealing "na utral looking" visual barrier and wil I work with the affected Serramonte residents at the time of tree placement to achieve this goal. m Restrict the building height on the 12 home -sites that back :lirectly oa,tc the berr:: to that of a one story home. This res_riction will be noted on the final plat with a lot restriction and explanation (per City of Fort Cullin's recommendations). =W1 E.!sr C,esoinc Circle, Shire 23', C;reenwood `+illage. The developers did meet with a number of the neighbors and have modified the site design to improve the buffering. Attached is the letter written summarizing the meetings. Joe Hemmelga, one of the developers, was told by Mr. Jerry Dauth that the letter has rnbeen signed and. was mailed yesterday. Please share this information with the Planning and Zoning Board members that attend the working session tomorrow. It is our intent to provide you a signed copy of this letter prior to the public hearing. ely, D n l er 9 • C i v i.c' C. e n t e r V i l l a g e• 144 North Mason Street Suite 2 • Fort Collins, Colorado 80524 (970) 472'9125 • Fa :(970) 494-0728
