Per our conversation on June 1, 2006, the purpose of this communication is to request an alternative compliance '
approval for the Fort Gollins Land Use Code 3.6.3 Street Pattern and Connectivity Standards as applicable to the
Water's Edge at Richard's Lake PUD, application.
Specifically, the following streets exceed 660' in length between intersections:
Gangway Drive
Parkside Drive north of Morningstar Drive
Helmsman Street north of Morningstar Drive
Daysailer Way
Outrigger Way
Turnbeny Road north of Morningstar Drive
The Fort Collins code allows alternative compliance to this requirement in code section 3.6.3 (H). The proposed site
design proposes one pedestrian connection centrally located for Gangway Drive, Parkside Drive and Helmsman
Street. The proposed site design provides two pedestrian connections approximately equally spaced for Daysailer
Way, Outrigger Way and Tumberry Road.
Relative to the considerations identified in the Fort Collins code:
1. The alternative design has no impact on the natural areas. The added pedestrian connections are located
'away from any natural area.
2. The alternative design fosters non -vehicular access, providing an'efficient pedestrian friendly east -west
route serving the area north of Morningstar Way, with the community recreation center at the west end of
this east -west route.' -
3. The alternative design is fully supported by the traffic impact study separately submitted with this
application.
4. The alternative design enhances pedestrian access to the future public neighborhood park and neighborhood
recreation center.
