A. We anticipate that trucks will back up to the loading dock and
that goods will be unloaded by fork lifts inside the building.
There may be passive storage of goods in the outside yard but
most activities will be on the loading dock or inside the building.
4. Will there be a busy season? Will some months be busier than others
due to product demand?
A. We anticipate that the operation will be consistent throughout the year.
5. What about traffic? How many trucks do you expect per day?
A. We expect that there will be two to four incoming trucks per week
delivering bulk product and three to five outgoing trucks per day
making local deliveries to various retail accounts.
6. Will there be security guards? Will the operation run 24-hours per day
and seven days per week?
A. The operation will not run 24/7 and it is highly unlikely that there will be
a need for security guards.
7. Will there be any industrial waste or hazardous material?
A. No, the only waste that would be generated would be cardboard.
8. What are the next steps?
A. Our request will be considered by the Planning and Zoning Board on
August 215t. Then the buyer and seller will enter the next phase of the
real estate negotiation. During this period, the buyer will do their
normal due diligence. If all goes well, the transaction could be
completed within 60 — 90 days after the P & Z hearing in August.

The meeting began with a description of the proposed project. The applicants
are requesting that the property at 4800 Innovation Drive, the former home of
Simpson Sheet Metal, be allowed a change of use to Wholesale Distribution.
The site is zoned H-C, Harmony Corridor, which does not allow the proposed
use. The property was developed, however, prior to the adoption of the Land
Use Code and is well -suited for a wholesale distributor. The office is 4,400
square feet and the shop is 21,000 square feet. There are dock -high loading
doors and other overhead doors. There is ample area for outside storage which
is screened with an existing six-foot high solid fence. If approved by the Planning
and Zoning Board, the new use, Wholesale Distribution, would be allowed on the
subject property only and not on a district -wide basis.
Unless otherwise noted, all responses are from the applicants.
QUESTIONS, CONCERNS, COMMENTS
1. Will the building or the site be expanded?
A. There are no plans to expand the building or site.
2. 1 am concerned about the hours of operation. Will there be an evening
shift or truck deliveries at night?
A. We expect the wholesale distributor to have normal working hours.
3. What about outdoor activities such as fork lifts, trucks, back-up
beepers, and other outside yard operations?
