Project Description
LOCATION: 306 West Laurel Street

CONCEPT: The intent of this redevelopment project is to take advantage of the strategic
location by providing high quality student housing. An integral element of the project is to
provide a "Lodge" facility for Sigma Alpha Epsilon fraternity members.
It is important that the entire project creates an exciting atmosphere that will encourage
student interaction and attract strong market interest in order to insure the success of the
project. It is intended that a retail facility such as a coffee shop will help facilitate this
interaction. An exciting small plaza is planned for the entry area adjacent to the retail space.
The building is five stories and provides on -grade parking for 41 - 49 vehicles serving 100
bedrooms. Eight of the 49 spaces may be designated for the retail facility. This is
approximately equivalent to residential parking ratios for campus housing. There is no
parking requirement at this location.
The building "address" both Laurel and Howes Streets while screening the parking. Nearly all
of the existing street trees will be preserved.
STATUS OF EXISTING FACILITY: The owner has determined that the existing structure will
be raised rather than restored.
RESIDENTIAL UNITS: 53 residential housing units (100 bedrooms) including studio, two, three
and four bedroom units.
ACCESSORY FACILITIES: 1,000s.f. S.A.E. Lodge, 2,000s.f. shared lounge, community restroom
and laundry (may be open to other users)
COMMERCIAL:1,000s.f. retail space.
