On Monday, February 2, 2009, at 4:30 p.m. (or as soon thereafter as possible),
in Conference Rooms `A' & `B' at 281 North College Avenue", Fort Collins, CO.,
the City of Fort Collins Hearing Officer will conduct an administrative public
hearing to consider a development proposal in your neighborhood. A decision
on the proposal will result from this public hearing.
This is a mixed -use project known as Oval Flats, Project Development Plan -
File #26-08. The request is to demolish the existing Sigma Alpha Epsilon
fraternity house and construct a new 55,387 square foot mixed -use dwelling
building containing 4,640 square feet of retail space on the first floor and 41
dwelling units on the second, third and fourth floors of a 4-story building. The
property is 36,068 square feet (0.83 acre) in size. A total of 60 on -site vehicle
parking spaces would be provided.
This proposed project is located at the northwest corner of West Laurel Street
and Howes Street. The property is zoned CC, Community Commercial in the City
of Fort Collins and is included in the Transit -Oriented Development Overlay
Zone.
The list of affected property owners for this public meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between
occupancy and record keeping, or because of rental situations, a few affected
property owners may have been missed. Please feel free to notify your neighbor
of this pending meeting so all neighbors may have the opportunity to attend.
