Kelly,
Re: Oval Flats, Project Development Plan (PDP)
Regarding a conversation with Major King of Channel 7 News, I did speak with him yesterday about 2:30 p.m. by
phone.. He apparently had stopped by the Current Planning office yesterday while I was out to lunch (literally, not
figuratively) to ask some questions about the Oval Flats project. He also had previously talked to the developer.
I called Major and talked to him for 3 - 5 minutes, giving him basic factual information on the Oval Flats project.
The PDP is for a new 4-story mixed -use dwelling building on the property at the northwest corner of West Laurel
Street and South Howes Street. The now vacant former Sigma Alpha Epsilon (SAE) Fraternity building is on the
property and this building would be demolished to make way for the new project. The Oval Flats, PDP contains
47 dwelling units (2 on the ground floor, 45 on the 2nd, 3rd, & 4th floors), approximately 4,500 square feet of
commercial/retail space on the ground floor, and approximately 3,000 square feet of space on the ground floor
for an SAE Fraternity lodge area. Major asked about the timing for demolition of the existing SAE building and if
the City's Historic Preservation Department had commented on the project. I told him that Karen McWilliams,
Historic Preservation Planner, had said that the building had been reviewed and evaluated by them and
determined to not have significant historic value because of several alterations and additions to the building
since it was first built in 1926. Therefore, in response to Major's question as to when the developer would be
demolishing the building, the fact is that the building could be demolished at any time. It really is up to the
developer as to the timing.
At the completion of our phone conversation I did make Major aware of the scheduled Administrative Public
Hearing for the Oval Flats, Project Development Plan. The hearing was yesterday afternoon, February 2nd, at
4:30 p.m. in conference rooms A & B, 281 N. College Avenue.

Hi Steve
Major King with Ch. 7 stopped by our office today to request to speak with someone in Planning (no camera)
regarding the SAE House located at the corner of Howes and Laurel today before 3:00. Evidently, they've
already taken some camera shots of the house and now want comment from the city.
Contact: 303-941-8316
Let me know if I can be of further assistance.
Thank you
