RE: The Oval Flats Shadow Study Narrative

Dear Anne:
The following is a description of the Shadow Study Analysis for the proposed Oval Flats project.
Spring and Fall Equinox- March and September 21 st
Three different time periods were analyzed for the spring and fall equinox at 9:00 am, 12:00 pm and 3:00 pm in
order to give a representative sampling for the affects of building shadows on adjacent properties. Overall the
building shadows have little impact on any of the adjacent properties except for the north half of the 2-1/2-
story apartment directly to the west at the 9:00 am time frame.
Winter Solstice- December 21st
The same three time periods were analyzed for the winter solstice, which has the lowest sun angle during the
year and thus produces the largest shadows. At the 9:00 am time frame, the shadow extends into the front
yards of the adjacent single-family residences but does not reach into the actual houses. During the 12:00 p.m.
timeframe the commercial business to the north is in the building shadow and at the 3:00 p.m. timeframe,
about the north third of the apartment building directly to the west is in the shadow along with the southeast
corner of the building to the northwest.
