Box 580 Fort Collins, CO 80522-0580 970.221.6750 wwwAgov.com/developmentreview On Wednesday, July 11, at 5:15 p.m., in the Community Room at 215 Mason Street, a City of Fort Collins Hearing Officer will conduct a public administrative hearing to consider a change of use from office to a child care center at 1247 Riverside Avenue. This project is also known as "Little Bear's Child Care Change of Use, Project Development Plan, # PDP120017". The project is proposing to remodel the existing 7,559 square foot existing building (formerly the Children's Speech Therapy Center and Green Path Financial Counseling Services) for use as a child care center. The existing building will remain, with minor exterior remodeling, primarily on the west elevation. In addition, the adjacent vacant lot to the south at 1230 East Elizabeth Street will be developed as the child care center's outdoor playground. The playground would have a 6 foot chain link fence around the perimeter and consist of natural play features. The site is zoned Employment (E), and child care centers are permitted in the Employment Zone .District, subject to an administrative review and public hearing. In terms of operational characteristics, Little Bear's Child Care would operate Monday — Friday, from 6:30 a.m. to 6:30 p.m. and provide child care for infants, toddlers and pre- schoolers. The proposed child care center typically expects to have 12 to 15 employees per shift and proposes to use the existing 21 on -site parking spaces for employees, as well as to accommodate clients pick-up and drop-off needs.
