RE: February 20, 2003 meeting, Item 6. #47-95-13 Longview Marketplace at
Shenandoah Project Development Plan - Modification of Standards.
I would like my comments to be included for the February 20, 2003
meeting for the Board.

Phone 206-4761 & 231-7030 cell. I wish to formally object to the
requests for modification of standards on Section 4.19 (E) (2) (b)
Section 4.19 (E) (2) (c) Section 3.5.3 (B) (1)
I attended the initial public hearing on the matter where the project
was unveiled to the neighborhood. At no time did the architects
presenting the project, mention any changes for the code. In fact, the
issue of size was brought forward by neighbors. The matter of a large
food store and other retail, Approx 160,000 total build out, on less
than 20 Acres was brought up with no definitive answer.
If the King Sooper chain has to build a smaller store, SO BE IT !
Numerous other concerns to neighbors have been recorded. Traffic,
Speeding on Avondale, Speed Bumps on Avondale are needed, Trilby & 287
interchange upgrade, Carpenter road & 287 interchange / signal upgrades,
Signal @ Trilby & Avondale should be considered, Lighting concerns for
the property, Large trucks - deliveries, access, other proposed side
road build out for access to the project, impacting Shenandoah's new
Park and Historic Barn, relocation of irrigation canal, relocation of a
natural gas pipeline pressure station.
CDOT, Larimer County, Open space council, coordination needed, to say
the least.
No timetable whatsoever has been offered from the city to address any
these issues. The city traffic engineers do not know the extent of the
problems in the area at all. I have addressed the speeding issue on
Avondale with the mayor and city manager for over a year and they have
pledged to continue to listen to the matter.
At this time, I am totally against this project from going forward.
