RE: Right -of -Way Acquisition from Longview Farm Open Space
Dear GOCO Board and Mr. Steve Ryder:
The project Longview Marketplace has come before the City of Fort Collins for review.
Currently, this project is in the preliminary stage of the planning process and is receiving
feedback from several departments within the city.
This project is located at the NW corner of the intersection of State Highway 287 and
County Road 32. The current zoning is NC for Neighborhood Commercial and the
project proposes this use. In accordance with the City of Fort Collins Master Street Plan
and the South College Avenue (Highway 287) Access Control Plan, the City of Fort
Collins is requesting this development to complete the extension of Avondale Drive to
State Highway 287. This street connection is necessary for neighborhood connectivity
and improved traffic circulation.
In order for the Avondale Drive connection to be completed, public street right-of-way
will need to be acquired from the Longview Farm Open Space. Additionally, public
street right-of-way will need to be acquired for the interim acceleration lane on Highway
287. The City of Fort Collins has worked with the Colorado Department of
Transportation on the interim and ultimate designs for State Highway 287. In accordance
with the above -mentioned master plans, it is necessary, for this development, to acquire
public street right-of-way for the Avondale Drive extension and the interim acceleration
lane on Highway 287.
