Dear Resident:
The Planning and Zoning Board of the City of Fort Collins, Colorado, on Thursday,
December 41h, 2003, at 6:30 p.m. in the Council Chambers", City Hall West, 300
LaPorte Avenue, will hold a public hearing on a proposed project in your neighborhood.
The proposed project is commonly known as the Longview Marketplace, Modification
of Standards, File #47-95D.
This is a request for modification of a standard found in Section 3.2.2(L) (Parking Stall
Dimensions) of the Land Use Code. The request is specifically for a modification of the
required parking stall depths and drive aisle widths in some locations in the Longview
Marketplace Shopping Center. The property is located at the northwest corner of South
College Avenue (Hwy 287) and Carpenter Road (CR 32). The property is located in the
NC — Neighborhood Commercial Zoning District.
Both the Planning and Zoning Board and the City Planning Staff consider your interest
and input in this matter, as well as your neighbor's input, an extremely important part of
the City s review of this proposal. If you are unable to attend the public hearing, but
would. like to -provide -input; written comments are welcome.
The list of affected property owners for this public meeting is derived from official records
of the Larimer County Assessor.-- Because of the lag time between occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbor of this pending meeting so
all neighbors may have the opportunity to attend.
Please Note: Due to the number of projects being reviewed by the Board, there is no
guarantee this item will be heard on the date advertised. For the benefit of those
attending the meeting, the Board typically sets their schedule at the beginning of the
meeting.
